Mortgage Brokers - are you looking for a home for your loan

We are willing to assist other brokers in getting your tough deals done, but only under the following ten conditions -- otherwise, please do not call.

  1. You've already shopped your loan to numerous direct wholesale lenders and direct money sources and cannot find your loan elsewhere (if you haven't already contacted them, please do so now)

    You've done your homework--you have a complete 1003, credit report, borrower docs, purchase contract, appraisal, etc., ready to submit and you know the loan (We don't share fees if I have to do your paperwork)

    Your loan is not already pre-approved or being processed elsewhere (otherwise keep it where it is--we won't work on it )

    Your loan amount is $500,000 or more (anything less isn't worth splitting fees)

    You will accept a .50% to 1.5% total commission for your loan (otherwise, use a direct lender who will pay you more, please!)

    Your LTV / CLTV request is reasonable for the loan sought and within industry standards (don't call for 100% hard money, 100% construction, 100% stated, 100% commercial, etc.)

    Your borrower's interest rate and fee expectations are reasonable for the loan sought (if you're looking for primo financing I'm not your guy)

    Your time-to-fund expectations are reasonable (10 days or less is unreasonable)

    Your loan is not part of a "broker chain" (if the deal has been through several sets of hands unsuccessfully, please do not send)

  2. Your loan is credible, legal, and valid (no loans in violation of anti-predatory law, no "flipping", no pushed appraisals, no ghost borrowers, etc. If it isn't on the up and up, don't bother).
