FHA 2-4 Unit Mortgages in California

Are you looking to buy a duplex as your primary residence? You can live on one side and rent out a room while renting out the other side.

This is one of the best ways to get experience with real estate investing. By living in one of the units you get valuable experience to all aspects of being a landlord. This will only help you in your investing career whether you choose to manage your own properties or outsource it to a property management company.

Once you buy a 2 unit property and feel comfortable managing tenants later on you might want to make the jump to a triplex or fourplex.

One drawback to FHA purchase offers is the seller must fix any discovered repairs by an FHA appraiser before the lender approves the transaction. This is why many sellers with real estate agents choose a buyer with a conventional loan. Howver, if the repairs are minimal in cost and your purchase price is a good deal, you may want to negotiate with the seller regarding the repairs.
